Standard Specifications
Foundation
Footing to be 8" X 16" poured 3,000 psi concrete. Footing for interior piers to be 8" X 20" X 20" poured 3,000 psi concrete. Foundation wall courses and piers to be 8" X 8" X 16" cured masonry block. Note: buyer will incur additional cost above the contract price if irregular ground level at foundation plot exceeds height of four blocks. Reinforcing steel rods are used in footing. Access doors are metal or wood. Termite protection is by chemical treatment with renewable bond. Ground cover is .006 mil poly.

Floor System
2" X 10" girder minimum. 2" X 8" floor joist minimum (16" on center), or I-joist will be used. 22/32" tongue and groove flooring (glued and nailed) with 1/4" underlayment in vinyl areas.

Wall System
2" x 4" studs (16" on center). 7/16" sheathing with moisture barrier under siding. Vinyl siding on exterior. Vinyl double-insulated glass windows. Metal clad insulated front and rear doors.

Roof System
2" X 4" roof trusses (24" on center). Trusses will be built to truss manufacturer's details and will have 16" overhang. Some two-story models have stick-built roof systems with 2" X 6" rafters, 24" on center with 16" overhang. Roof has 7/16" exterior decking with plywood clips, 15-pound felt. Shingles are fiberglass “A” rated, with 20-year limited factory warranty. Soffit and fascia covered in coil to match or contrast with siding.

Porches, Stoops and Steps
Porches, posts, stoops, steps, spindles, and lattice are standard with pressure treated wood. These items can be upgraded to white vinyl on any plan.

Garages
All garages have single-door units. All garages have 1/2" sheetrock. The ceilings are blown texture, and walls are finished only. Trim and paint are optional. The garages have one overhead light and one wall plug. Garage door openers are optional.

Electrical Wiring

Wiring to comply with National Electrical Code and/or local and state codes. Electrical package includes 200-amp service panel, range receptacle, dryer receptacle, circuit for heating and cooling unit, bath exhaust fan (in baths with no window), ventless range hood, smoke detector, light fixtures, light fixtures, switches, receptacles and plates to wire house to meet appropriate code. All wiring is copper, except service entrance. There are two outside receptacles, one each in the front and the back of the home. We install one front doorbell, three telephone lines, and two cable lines.

Heating and Cooling
Electric heat pump and air handler. Equipment sizing, system design, location of ductwork under floor or in attic and electrical requirements may vary according to model size and code requirements. All heating and cooling equipment is approved by the Underwriters Laboratory (UL) and meets National Electrical Code (NEC)
requirements.

Plumbing
Plumbing to comply with state and/or local codes. Schedule 40 PVC lines shall be used for drains and vents. Water lines shall be Schedule 40 CPVC. Outside spigot on front and rear of home. Hot water heater is 40-gallon electric. Hose connection boxes: one each for clothes dryer and refrigerator icemaker. Kitchen sink: double bowl brushed stainless steel with single or double lever faucet. Lavatory: 19" white round lavatory. Commode: white. Tub-shower combinations: one-piece fiberglass units, white. Shut-off valves on all fixtures. Water supply: 150' water line.

Insulation
Outside walls have 3-1/2" fiberglass insulation batts (R-13). Ceilings have R-30 insulation blown in. Vaulted ceilings have R-19 batts.

Sheetrock
Sheetrock to be 1/2" regular, tapered edge, with metal corner bead applied to all outside corners and covered with joint compound. All joints and inside corners are taped and finished with joint compound. All dimpled nail heads and other depressions in the sheetrock surface are finished with joint compound. All windows have sheetrock returns at top and sides of the opening, with outside corners reinforced with corner beads. Room ceilings have textured finish (white ceiling paint mixed with texture material). Interior columns and archways are optional.

Wood Trim
Baseboards shall be 5/8" X 3-1/2" finger joint pine or spruce (paint grade) or pre-primed MDF. Casings shall be 5/8" X 2-1/4" finger joint pine or spruce (paint grade) or pre-primed MDF. Closet shelves shall be 1" X 12" #2 pine or spruce, four each.

Interior Doors
Doors are raised panel types, Masonite paint grade

Paint
Inside: all walls will have flat latex paint. Wood trim and doors shall have semi-gloss enamel applied. Our standard contract provides one inside paint color for walls, and trim is white.

Miscellaneous Trim
Doorstops (polished brass) installed on baseboard and/or door hinge for all interior and entrance doors. Door locks are polished brass. Closet rods are bright chrome, one per closet. Dryer vent installed and vented to outside.

Cabinets and Vanities
Cabinets and vanities have oak panel doors. Countertops shall be high-pressure laminated Formica.

Floor Covering
Kitchen, utility and bath areas to be covered with vinyl. All other areas to be carpet (100% continuous filament nylon plush with Scotch-Guard), installed over 1/2" pad.

Septic Tank
Septic tank installed in accordance with county and state regulations. If we install, we are not responsible for adverse ground conditions that require special systems and/or additional fill dirt, blasting, or rock removal. Should these circumstances arise, purchaser shall bear all additional costs (above the cost for a normal system) that may be incurred to meet county or state requirements.
